Subdivision Guarantees
Subdivision Guarantees are title reports in a specific format required by cities and/or counties as part of an application to partition or subdivide property. They are also known as Preliminary Subdivision Guarantee Reports. They have much of the same information as the usual title report used in a real estate. However, those title reports result in a title insurance policy, while Subdivision Guarantees are in a different format, contain additional information and do not result in a title insurance policy.
Per the typical requirements of the cities and counties of the Portland Metropolitan area, the Subdivision Guarantee package contains the following:
- Preliminary Subdivision Guarantee Report.
- Current Vesting Deed (or deeds if more than one parcel).
- Copies of all Exceptions – including copies of documents listed as exceptions on the report such as easements, trust deeds, contracts, maintenance agreements, covenants, conditions, and restrictions, etc.
- Copies of all Adjoiner Deeds – Vesting deeds for all adjacent properties.
